Buyers Beware
Have you ever purchased something from a store to later find out it was defective and feeling frustrated that you would have to return it or find out you couldn’t do to good ole “store policies”? What if you purchased a house and later found out there was something wrong? Sorry folks, no returns on those a couple of months down the road! I recently assisted clients in purchasing a home they absolutely fell in love with. They were first time home buyers and so excited to be starting this new venture. Once their offer was accepted and escrow began, contingency dates were set. When it came time for inspections, there were some “red flags” so to speak, but nothing that deterred my buyers from wanting to continue with the transaction. Before pulling the property contingency, I went down to the permit department of the city the property was in to pull permits. As this is not required by law our office does and thank goodness they do! To my clients dismay half the house was not permitted. To some this wouldn’t be a deal breaker, but for some it could end up being a costly mistake when it comes time to make improvements to your house. Unfortuntaley for my clients, it was a deal breaker. They have decided to move on and look for another property. They are thankful they found out before they purchased the home rather down the road when it would have been too late and a very expensive lesson learned. So the moral of the story is… when purchasing a house do your due dilligence in getting all inspections performed and permits checked. After all it is more then likely the biggest purchase you will ever make!
