Another great post Lee. As both of you talked about, I have also experienced this happening to me. I had a client offer about $75,000 over the list price on a short sale and she was the highest offer, but not by much. Many times the list price is just to attract people, but what we need to do as Real Estate Professionals is to sit down with our clients and let them know what the current market value is. Glad to hear things worked out well for you and your buyers. Keep up the great work.

Lee, you are absolutely right. This has happened to me and my clients, too. I, very cautiously and somewhat embarrassingly, asked a listing agent if he expected over asking price offers. He, with no doubts, and replied, “of course, I purposely list the properties below market value to create the multiple offers and over asking purchase prices.”
