How to Rock Real Estate Sales in 2009!
If you are a full time real estate agent in the Bay Area, you may relate to some of what I am saying. It may not work for all “necks of the wood” but I have some strategies that really work. I know from experience. I had a lousy 2006 and 2007 in real estate sales…the worst ever even! Then 2008 came along and to my surprise, it started AND ended with a BANG!
The best thing I never stopped doing was prospecting. I took to heart a simple lesson that was bestowed upon us by our training broker, Michael Monozon, to prospect 2 hours a day, 5 days a week. The other lesson I used was Dirk Zeller’s 5 x 5 rule which is 5 past client calls, 5 circle calls, 5 lead follow ups, 5 new contact calls, and 5 thank you or nice to meet you cards. I spent the rest of the time doing floor time, open houses, mall shifts, and learning about internet marketing including social networking!
Here is my simple business plan:
Monday- Friday
10:00 5 past client calls
10:30 5 circle calls
11:00 5 lead follow up calls
11:30 5 new contact calls (to farm and open house invites)
12:00 LUNCH!
1-3:00 Prepare my farming flyers for the month. These also go out every other month to absentee owners on the 1st. Prepare past client and circle newsletters which go out every other month on the 1st. Prepare property showings.
3:00 Farm 100 homes on Tuesdays and Thursdays, that’s 200 per week!
Do 2 mall shifts per week 3-6 or 6-9 Monday- Saturday
Do 1 floor shift per week, no Sundays because I like to do open houses OR take it OFF as long as I do one open house per month.
That is how I do it! I made a comfortable living in 2008 by selling an average or 1-2 houses per month. I’m back on track and it’s a great feeling! I hope that I can help someone who loves working in real estate like I do. It’s not very hard but takes ambition, enthusiasm, and I know this is the corniest of corny “the power of positive thinking”!
Some have asked me, “Do you ever take time off? How do you make time for your kids or YOURSELF?” The answer is easy! I follow this plan and I get off work at 4:30-5:00 every day! I spend each and every night cooking a lovely dinner and enjoying it with my family. Not only that but we converse about the day around a large table and face a huge window which allows us to also enjoy beautiful sunsets together! I take a weekend a month off to go to Reno, San Francisco, birthday parties and other fun stuff that come up!
It was a great year in real estate for most of us who seriously work “full time”. I am “positive” that 2009 will be even better!
