An agent can make a difference
I have been working with a young couple looking for their first house for 8 month. They have good jobs and great credit. Why haven’t they been able to get a house? We have seen over 70 properties, and I have previewed over 250, their price range and area has a lot of short sales. Over this 8 month time span we have attempted to write 6 offers and finally one looks like it will close.
What I observed in the last few outings when we were looking at properties puzzled me, these two people would drive up to a house and without leaving the car tells me to go straight to the next property. I tell them that it is nice and we should see it but they refuse.
After we wrote on this last property I asked why they chose to skip so many houses that were really really nice. Their reply shock me, they pointed out that every time we attempted to write on a property which this (undisclosed) company listed and primarily by one listing agent we did not get a reply or any kind of communications. When they called on a property without my assistance they were given info but as soon as they mentioned that they had a realtor all communications stopped.
They figured that of the 6 attempts 4 was written on a listing from this company and no success, the fifth they decided to back out and finally when we found a house they liked and when the listing agent replied to their agent everything looked good.
Lesson I learned when a client see a for sale sign with a company logo and decides its not the house for them, you have been a bad listing agent.

David,lots of lessons in your post, yes communication is the most important one, and understanding that each of us is a bit different in how we handle difficult situations, thats why listening, hearing, and caring are so important, caring is so much more important than knowing, just my observation
Good for you (& for your clients) for your persistence and patience! It’s sad that your clients came to see the listing agent’s name/office in such an unfavorable way that would cause them to not even want to see a house. Communication really is crucial in this field, and I hope my name on a listing will never cause a potential client to hesitate. Best wishes on your transaction!
David, thanks for sharing the story. It also reminds us (real estate professionals) the importance of our reputation and credibility. Real estate is a people’s business, how we act or speak toward others will directly influence their decision to trust us and do business with us. That’s why I constantly remind myself to not only represent my clients well but also present myself professionally and “treat others as I want to be treated”…(Not surprisingly, this is also known as the “Golden Rule” in ethical principles. Great job David that you did not let the other persons’ (listing agent) behavior discourage you! Unfortunately there are some people that are just not nice and perhaps do not understand the importance of communication.
Good post and ever so true! I’ve been very actively looking for properties for a couple of buyers recently and am absolutely astounded at how many of the short sale and bank owned listings have no pictures or information about the property. These agents are doing a great disservice to their clients, as well as themselves.
You will find in your career that there are agents who truly make a difference and they are always a pleasure to work with.

In my over 30 years of experience, I have noticed many agents with that same cavalier attude, are out of the business when that market changes.

The other thing I have noticed is that when that particular market enviornment changes that the agent is working in, and that market is no longer there, neither are they!

Yeah! Hopefully those kinds of agents will be long gone before we know it. Like Jean said, it’s too bad that an agency makes someone not want to see a house or do business with them. They are shooting their owne selves in the foot!

It is great to see that there are other agents who are willing to put in the hard work and time for their clients. Everyone has their own way to do things, but as other have mentioned, time will tell what happens to us all.
