Open House TOOOOO Crowded ???

Last week I had a really busy open house. I don’t know if this is particularly good. I don’t know if I were able to answer everyone’s questions and concerns. I tried to respond a little loud so that everyone in the room would hear me. I didn’t always had a chance to greet everyone as soon as they walked in the door, or hand them a flyer soon enough. I don’t think the buyers like a too busy open house either. I have heard complaints from my clients that he couldn’t move in the hallway, couldn’t see the kitchen well enough, or didn’t get a chance to check out the garage as well as he wanted.

Oh well, I am not complaining. Thank god there are so many interested people out there. We need to roll the wheels of this economy a little faster. So, please do keep coming to open houses and make the best of it.

Looking forward to another busy open house this Sunday.

    Great post. the good news bad news theory in play. Might think about a flyer or half sheet post card that addresses that issue and have them available for potential purchasers to take with them. something talking about the too busy to give you proper attention issue with you personal contact information listed. Just a thought.

    Clients seeing busy open houses can also raise create a stimulus to the market. May all of your open houses be busy:)

    Sounds like the old saying: “be careful what you wish for”!

    In a setting like that, maybe you make yourself more valuable to the serious prospects, e.g color, more detailed brochures in a place that you have to reach for when asked, and give the others a simpler black and white sheet; arrange a small tour like new homes sales offices etc.

    Situations like this make us be more creative!

    I held a busy open house for a fellow agent 2 weeks ago and it would seem people attending open homes are doing more than just looking. The listing agent on the property today told me she received 2 different offers from buyers that had come to my open house. Unfortunately for me, they were buyers who already had agents but it’s good news for all of us when things start to move.

    How does the saying go – from famine to feast! I guess that is backwards, but the advice from your friendly brokers above conveys some very good advice. My two cents – the more the merrier. Most of the visitors are tire-kickers, but the few serious ones will make the time to get what they need.

    Shokoofeh, It is great to hear that your open house was busy. Seems like there are a lot of great ideas on here. Maybe if some of them wanted another look at the house you could make an appointment with them? Might be good for some one on one time to get to know the potential clients. Perhaps, you could even show them a few others that might meet their needs. Just a few thoughts. Keep up the great work.
