Benefits of staging!

After writing my blog on “What is staging?” I am following up with the benefits of staging and the return in dollars to the seller. After some thought, I called a friend, Yvette Thoma, who was a San Bruno Prudential Realtor and who has gone on to successfully open “Let’s Stage it” a local staging company.

She was kind to provide me with some real numbers and facts. Per Yvette Thoma “Out of the last 25 homes staged in 2008, “Let’s Stage it” clients in San Francisco recieved 3% above average market asking price and in some cases 8% above asking. The homes also sold in half the time.” Per Yvette “the cost of staging is much less than your first price reduction!” Lastly “Staging is not a expense it is an investment and is tax deductible.”

Given that homes may be sitting on the market for a bit longer than in prior real estate markets when some homes sold faster than the time it look to post the for sale sign, it may a good time to stage a home!

    Great post Francis,
    I like the numbers you put up that actually tell us what the results are. Staging is an investment and it appears one that is well worth it.

    Francis – thanks for the numbers regarding the importance of staging. When I hold open houses, there is such a difference when potential buyers walk in and see a home that feels clean, cozy and even luxurious at times. Staging makes the home seem much more “livable” and attractive, and in many cases, is well worth the cost.

    Hi Francis,

    I agree..staging can make a tremendous difference. The key is to find a stager who is (relatively) inexpensive and yet has a real flare for the type of property they are staging. The cost is a big issue now, because some listings stay on the market for many months. At some point, it is no longer cost efficient.

    When clients question the value of staging I always suggest they hit a few open homes, some staged and some completely vacant. There is no denying that homes staged have a much warmer and inviting feel. It helps to see numbers showing just how much of a difference it makes.
