Home Buying is a Team Work

keyJust wanted to share an experience.  One of my clients is getting a VA loan to purchase a house. Even though it has been taking longer than we had originally anticipated, it has genuinely been a teamwork all the way through. Buying a house requires all players to work together so that everyone wins at the end. The game started with my client choosing a great mortgage officer and getting preapproved. We then found a house he liked and made a good offer. My client offered the asking price. Did I mention   that this was a bank owned property? Yes, and the seller or the bank has been very cooperative. The listing agent has been a great team player. I have submitted 2 addendums to extend close of escrow. Both times, I have discussed it with the listing agent to assure what will be accepted by the seller and he, on the other hand, has made sure to convince the seller to agree with the addendums. Let’s not forget the role of the termite, home and roof inspectors. Note that the VA lender requires the seller to obtain a termite report and deliver the property clear of termite to the buyer. They are protecting the buyer and want to make sure buyer is getting a good house. Pest report showed a $20,000+ worth of section 1. The great team work is at the current time has 2 more days to finalize the termite clearance and a new roof over the garage. It is crucial that the whole team work together to close the escrow. I am happy to be part of this good team and look forward to handing the house keys to my client, who has been extremely patient and a great team player.

    Wow, great story Shookefeh!

    Wishing you continued good luck with the transaction and it sounds like the whole team is acting professionally, and with the goal of having escrow close as soon as possible.

    You have a realistic buyer,great loan agent, the pest control company and others, a listing agent who understands and can communicate the issues to the non-emotional bank, and of course, you!

    Wow, you and your team have done a great job. I am curious did the selling bank pay for the roof and termite, added on to the loan or the buyer won the lottery also besides having a great agent?

    What you describe in exactly what is needed to make a sale a good experience for everyone involved. Our transactions these days are never easy, but the ultimate goal is that everyone involved walks away feeling that they have been treated fairly and ethically.

    Thanks for the great comments. To respond to Lee, yes, the selling bank has agreed to pay for the termite clearance. In fact the city inspector will inspect and hopefully sign off on the work tomorrow.
