All You Need is … Patience!

I recently celebrated the close of an escrow for my clients’ purchase of a beautiful home in South San Francisco.  This transaction was one of the more meaningful ones for me due to the nature of my relationship with these clients.  We actually met back in July 2008 at my company’s kiosk at the Serramonte Mall in Daly City.  At the time, this couple was just looking into the possibility of purchasing their first home, and weren’t quite sure if they were ready to purchase a home just yet.  Still, we kept in touch occasionally over the years, going out to see homes of interest and even submitting a couple offers that didn’t go through.

Why do I say that you might ask? You have much less competition. The people not so serious are fighting the crowds in the malls, (I hope at my son’s store Designers Center at “The Shops at Tanforan”) not at open houses. Sellers that have their homes on the market now are serious (desperate). Who wants people coming through their home during the holidays? Banks are even more motivated to get rid of these homes before the end of the year. The sooner they get them off their books the better. Now that the foreclosure moratorium is basically over they will have plenty more to sell. They want to get rid of these now. Make an offer. They will listen. Is the Giants Victory Similar to Buying a Home?

How can the baseball World Series be anywhere related to Home Buying you may ask. Let me explain…

The San Francisco Giants won as a team, and that is the only way to successfully buy a home. You need a team. A great mortgage broker; Tim Lincecum. Turn that movie in on time!

Credit PathWhen working with Buyers I always get asked about how they can boost their credit scores especially when trying to qualify to purchase their first time home.  My 13 years experience in the finance industry spanning from retail banking, credit, to mortgage brokering has taught me to not to take your credit history for granted.  A lot of folks don’t understand that something miniscule as not paying your movie rental collection can come back to truly haunt you on your credit report; and thus prevent you from buying a home sooner than later. 

 For instance, just recently I had a new buyer pre-approved for a loan, and we discovered that he actually can not start looking for a home until early next Summer.  He had to correct a major derogatory item on his credit report beforehand.  I told him to please not feel defeated!      Read more

Is Your Agent a Twit?

Recently, many people in our office have been learning more and more about social networking sites, such as twitter, Facebook, LinkedIn, FriendFeed…you get the idea.  One of the questions I hear often is, “How is twitter going to help me get more business?  What good does it do to let people know what I had for breakfast?”  The basic answer for this is that this is just another way to make more contacts, put ourselves in front of more people, and hopefully become known as the “real estate experts” in our area.  But another question comes to mind: “How do my clients benefit from the fact that I’m on twitter and other such sites?”  Here are some reasons why it might be beneficial to you to have an agent actively engaged in social networking on-line:
