Open House Etiquette

For the last 17+ years, I have been selling real estate and, for the first 16 of those years,  have hated doing open houses.   I love meeting new customers, but if it is a slow day it can be incredibly boring.    Nowadays, I enjoy them a lot more,  because I bring my computer and can accomplish quite a bit (well, alright, sometimes I play word games and don’t actually accomplish too much, but I’m a lot happier!)  

While doing my open house yesterday, I had plenty of time to contemplate, since it was pouring down rain and absolutely no one came.   Fortunately, the house I was holding open was warm and cozy, so it was pretty comfortable.    Since I had so much time, I began thinking about the whole open house process.

“You’re The Best”

That is a comment I received recently.  Can you guess from whom?  After 30 years of marriage my wife does not tell me that anymore.  My mom; maybe; but she didn’t.  This comment came from an agent I was in contract with.  I removed contingencies on time.  Wow!!  I lived up to my legal obligation and she took the time to comment “You’re The Best”.  It should not be that way.  We as Real Estate professionals should live up to our legal obligations and we should treat each other and our clients with more respect.  We should all live up to our legal obligations or request an extension in a timely manner.  This should be the norm not an oddity.  Read more

I have been working with a young couple looking for their first house for 8 month.  They have good jobs and great credit.  Why haven’t they been able to get a house?  We have seen over 70 properties, and I have previewed over 250, their price range and area has a lot of short sales.  Over this 8 month time span we have attempted to write 6 offers and finally one looks like it will close.

 

What I observed in the last few outings when we were looking at properties puzzled me, these two people would drive up to a house and without leaving the car tells me to go straight to the next property.  I tell them that it is nice and we should see it but they refuse.
