The City of South San Francisco made a Boo-Boo
Incase any readers happened to get caught running a red light in South San Francisco prior to January 27th, you may want to read the following news story…
SOUTH SAN FRANCISCO, CA (KGO) — Red light runners who were caught on camera in South San Francisco will get a legal break over a big, big mistake, and it is going to cost the city a lot of trouble and money.
“It’s a big mess,” South San Francisco Police Chief Mike Massoni said, referring to the red light cameras on two of the city’s busiest intersections — El Camino and Westborough, and El Camino and Hickey.
Since they were put in Aug. 15, the cameras have nabbed thousands of red light runners. The cameras were installed by the American Traffic Solutions (ATS) and they are working without a hitch, except for one thing.
“We didn’t go to a public meeting and have council formally ratify the contract between us and our vendor,” Massoni said.
So just what does that mean? Read more
San Mateo County Storm Watch
I received this information from a friend and thought I would share. Although it pertains to information in regards to South San Francisco, there are some great tips on how to be prepared in case of emergency.
This is a hazardous winter weather alert. Beginning Sunday and continuing through the rest of the week…a series of strong storms are expected to roll across the San Francisco and Monterey Bay Regions. The first storm is forecast to bring substantial rain across the Bay Area Sunday into Monday. Additional storms are then expected for much of next week. During the next seven days 10 to 20 inches of rain are expected to fall in the coastal mountains and 8 to 15 inches in the inland valleys and foothills. Due to many days of rainfall local flooding could occur. In addition, the storms beginning Tuesday or Wednesday are likely to also produce strong gale force winds that could cause property damage and power outages. Depending upon the intensity and duration of the rainfall coupled with a high tide localized flooding could occur in the low lying areas of SSF (San Mateo Ave. Airport, etc.).
This is the strongest storm of its type that has hit SSF for several years IF the forecasters are correct in their assessments! Read more
To Send or Not to Send?
I did a floor shift in the afternoon on the Wednesday before Thanksgiving. At some point during the shift I received a call from a woman who was very anxious to see a condo in South San Francisco. I told her “no problem!” I’ll meet you at 3:30. I still had a lot to do to get ready for the 14 guests coming to my house the next day, but sales are critical now, so I changed all of my plans and met her and her family at the condo.
This particular condo wasn’t going to work for them, so I told them that I would send them information on other nicer complexes that I thought they might like. On Friday, I did just that. In response, I received the following email:
Dear Kathy,
Thank you for showing us the Mission Road place on Wednesday. I need to let you know that since we spoke, I spoke with my Mother in law who is a realtor, and she is going to represent my parents.
I really appreciate the time you took on our behalf and I apologize for any inconvenience we may have caused you.
Peace and Grace to you.
Sincerely,
(I’ll leave her name out)
Needless to say, I’m really irritated. I am contemplating sending her the following letter and want my reader’s opinions as to whether it is a waste of time. Read more
Market Trends

I have done research and compared the market last year in September 2008 to this year in September 2009. These numbers are for single family homes. Here are some of the results:
Daly City:
Inventory down 49%
Properties under contract up 12%
Months supply of inventory down 79%
South San Francisco:
Inventory down 60%
Properties under contract up 90%
Months supply of inventory down 88%
San Bruno:
Inventory down 60%
Properties under contract up 9%
Months supply of inventory down 66%
Millbrae:
Inventory down 34%
Properties under contract up 67%
Months supply of inventory down 69%
In all four cities the inventory is down while properties in contract are up. Meaning supply is low and demand is high. Competition for homes in these cities is high, but it is still a great time to buy. This also means that home owners considering selling their home may want to contact a Realtor to see what their home is worth and think about weather it makes sense for them to sell or move at this time. The market has definitely changed for the better and this is a great sign for things to come not only for the housing market, but for our economy as a whole.

My Happy First Time Home Buyers
I went to visit my clients who just bought their first home 2 weeks ago. They had bought new dining set, living room set, and a flat screen TV over the fireplace. They were very happy and their little toddler boy had the greatest time running around the house, climbing over the couch and the dining table. He hugged me so many times and blew kisses at me. I enjoyed watching them. We were so used to meeting several times every week especially since the loan was getting approved and funded, that it was hard to say goodbye.

The “Runaway Buyer”…
Just a quick post on a funny note… I have encountered a “runaway” buyer at two of my open houses in South San Francisco, two months apart from each other in two different neighborhoods. The first time I met her; she was so nice and friendly and seemed genuinely interested in the home. She said she liked it so much she wanted her husband to see it (he was waiting in the car). I didn’t think anything of it at the time, but once she went out to the car the husband slammed on the accelerator and took off down the street. I thought it was strange, but in this business nothing fazes me. It was about two months later Read more
